There is a shortage of inventory in some markets and in some subdivisions in particular.
Many agents have buyers looking to buy in some of these communities. But buyer agents are familiar with prices in the area and will advice their buyer clients if it is priced too high. Buyers do not have time to waste and look at over priced homes.
My strategy is to advice sellers to price it at fair market value.
You will receive the maximum number of showings in the first week . Our goal should be to have as many showings as possible and multiple offers.
If price is too hgh buyers may not look at the home . It may be beyond their price range.

Remember most buyers have a mortgage contingency in their purchase contract.
How do we know fair market value ?
An experienced agent knows the market. We know about the homes that sold and the amenities it had and compare them with your house.
I provide you with information about homes that sold and homes that are on the market. Buyers are going to look at other similar homes in their price range and compare.
I condsider the improvements that you have made to your home but would like to advice you that you will not recoup all the money that you spent on renovating your home. The pricing strategy is gained by experience and doing market analysis for homes over many years. I have been licensed since 1992.
It is easy to list your home with the agent who will agree to list for highest price, but remember the agent is not going to buy your home,
The buyer who will buy your home will be working with a buyer agent who will advice the buyer.
